The Property Entrepreneurs Home Study Course

Full details on what you get, when and how

Introduction

More fortunes are created from property than anything else. That was true 100 years ago, and it’s true today. Property is the perennial money maker.

And the good news is that anyone can make one of these fortunes for themselves. The property business is open to all and the opportunities are almost infinite. If you’re in any doubt, just consider how many pieces of property there are within one mile of where you’re sitting right now. Every one is a profit opportunity!

This really is one of the very last chances for the lone entrepreneur to achieve great wealth in super quick time.

Contrary to popular belief, the main barrier to making it big in property is not money. Many property entrepreneurs have started out from zero or worse! The only true barrier is knowledge...exactly what to do and how to do it. And that’s precisely what we aim to supply through the course.

The opportunities

One of the great things about the property business is the variety of opportunities to make money that it offers.

Some property entrepreneurs like to turn over properties very quickly - often buying and selling again within days (hours sometimes) for a very fast profit. Profit margins are narrow, but high volume ensures that they make a lot of money.

Others prefer to take their time - purchasing a carefully selected property, and then making well considered improvements and renovations before selling on for a much larger profit margin than if they’d re-sold straight away.

Others still, concentrate on building a portfolio of properties - all self financing through rental income. This allows them to build up huge assets (which can be ‘cashed-up’ later) at someone else’s expense.

And then there are other shrewd property entrepreneurs who rarely (if ever) get involved in purchasing property at all. They make their money from commissions earned for arranging other people’s property deals. This can be as simple as identifying a valuable building plot and then working with the owners to secure the appropriate planning permissions.

These ‘commission’ opportunities are tremendously exciting, completely risk free, and yet almost unbelievably profitable for those involved.
You’ll learn about all these opportunities - and a great deal more - in the course.

Becoming a property entrepreneur

The traditional route is trial and error. It’s a great way to learn. If you’ve got plenty of cash to play with, lots of spare time, and are not deterred by setbacks, you’ll ultimately succeed using this method.

Unfortunately, most of us lack either the time, financial resources or tenacity to turn trial and error into trial and success! The vast majority of people who decide to ‘dabble’ in property, give up before they learn enough to start reaping the big rewards.

And that’s why this Property Entrepreneurs course is so valuable. It will short-circuit the learning process for you, allowing you to learn from the mistakes and successes of others who have gone before.

By learning exactly what works, and what doesn’t, from the start, you’ll save yourself a great deal of time and money.

Why become a property entrepreneur?

Few wealth creating opportunities offer the same combination of fun, excitement and genuine mega-wealth profit potential. If you have any interest at all in creating an independent income for yourself, and building genuine wealth, then the property business is one area you can’t afford to ignore. Here’s why:

High Profits

The financial rewards in the property business are extremely high. Pick up a copy of The Sunday Times Rich List (the 1,000 richest people in the UK) and you will find that a very high proportion of those listed have made their money in property. In fact the top 50 property entrepreneurs are estimated to be worth £17.7 Billion...an average of about £350 Million each!

Now, you may not aspire to those dizzy heights, but the same principle holds true. You can benefit from the same wealth generating systems on a small scale, which those people are using to make millions.

Thousands of low-key UK property entrepreneurs are quietly making an extra £30,000 to £50,000 a year from their property deals. Whether you aspire to this, or something more ambitious, the course will help you achieve it.

Low Risk

Why jump in at the deep end, when you can test the water with a toe? One of the benefits of the property business is that you can start with a small project, and then re-invest the profits from that in the next one and so on.

Working in that way, you’ll very quickly be ‘playing’ the property game with pure profit. A genuine ‘no-lose’ situation.

Flexibility

You’re the boss! You work where and when you choose, on the projects which suit you. Don’t like renovation projects? No problem. Do something else. Don’t want to get involved with rentals? Again, no problem.

There are so many profitable strands to the property business that nobody need get involved with any area which they find unappealing.

Similarly, you choose exactly how much of the work you do yourself, and how much to farm out to third parties. There really is no need to get involved with the ‘donkey work’ if it’s not your forte. Simply decide what you want to do, when you want to do it, and organise other people to do the rest. We’ll show you how.

Open to all

In many businesses and careers, age, sex and background can be a barrier to success. Reach the age of 40 and you’re ‘too old’ for a lot of employers. If you’re a woman of child bearing years, you may well find yourself ignored or passed over for promotion...whatever the law might say.

There’s no such discrimination in your own property business. It doesn’t matter whether you’re young or old, male or female, public school or local comprehensive...all that matters is being able to select and then carry through, a profitable property project.

Prestige

This is a little superficial, but we all enjoy the approval and admiration of others. Wouldn’t you agree? Well the property business is one which carries with it a high degree of prestige. Wouldn’t it be nice to be able to say “I’m in the property business”, when asked the time honoured question, “What do you do?”

No skills, qualifications or experience needed

Most businesses require that you have certain skills, qualifications and experience before you can start. Not so with property. The sheer range of property projects available, and the opportunity to contract out tasks to skilled third parties, means that a lack of skills, qualifications or experience will rarely be a problem.

Enjoyment and satisfaction

Profits are important, but they mean little if they’re made at the expense of enjoyment and job satisfaction. Fact is that the property business is great fun and very enjoyable.

Whether you’re returning an apparent ruin to it’s former glory, closing a big profit making sale, turning a derelict piece of garden into a prime building plot, or any one of a dozen other profit making opportunities...you’re going to get a great deal of satisfaction out of the work you’re doing. Fun and profit - the perfect combination.

Little Capital Required

This is probably the most surprising benefit of all. You see, the commonly held belief, is that you need to have a great pile of cash before you can get involved in the property business. Not so!

The truth is that many property entrepreneurs started out with no capital at all, and some started out in debt. There are plenty of opportunities in property which you can take advantage of without investing a penny, and even ventures which do require capital can easily be financed using other peoples money.

About the course

The course is divided into 10 easy to digest, bite sized pieces, each covering a separate aspect of the property business. Over the coming months, it will equip you with all the solid information you need to set up and run your own property projects. (Please note you can take up our Special Offer and get the complete course sent to you in one go).p

Although the course has been designed so that parts can be completed monthly, there’s no pressure to stick to any schedule.

You’ll be working at your own pace, and in your own time, fitting your studies around work or any other commitments.

There are no targets to reach, deadlines to meet or exams to sit.

At the end of each lesson, we’ll give you the opportunity to put your new-found knowledge into practice through test exercises. These are specifically designed to sharpen your property entrepreneurship skills.

Don’t worry though! We won’t be asking you to hand in your homework for marking. The test exercises are for you to monitor your own progress. If you don’t want to do them, then that’s fine.

What you’ll learn and when

We’ve structured the course in a way which allows you to get under way as quickly as possible. So, for example, by the end of lesson two, you’ll have all the information at your disposal to start buying properties at rock bottom prices - the key to a wide range of profit opportunities.

In lesson 1, we’ll be looking at the myriad of opportunities to make money from property which are available to the entrepreneur working alone. Buying and Selling, Buying to let, Renovations, Groundrents, Land Deals, Planning Application Deals and Coversion opportunities are just a few of the projects we’ll be looking at in detail.

In this lesson we’ll be preparing the ground - opening your eyes to the opportunities on offer and then helping you to decide on, and prepare an action plan for your first exciting project.

In lesson 2, we’ll be looking at one of the most important factors in any profitable property deal - buying property at rock bottom prices. Whether you’re looking at buy to sell, buy to rent, renovation or conversion - buying at a bargain basement price is going to be vitally important.

But where do you buy...auction, estate agents, private approach, estate agents, repossession disposal agents...or somewhere else? In this lesson, we’ll be explaining where the best deals are to be had, and exposing the negotiating techniques the real pro’s use to drive down the price.

In lesson 3
,
we’ll be helping solve the biggest problem of all for would-be property entrepreneurs - where to get the money! You’ll learn about the secret sources of finance used by the professionals, the magic of gearing, and how to structure the financial side of a deal for maximum profit. Finance is very rarely a barrier, provided you know where to look, and what to say, to potential lenders and investors.

In lesson 4
,
we’re going to reveal the secrets of property renovation - which renovation projects yield the greatest profits, and equally important - which ones are best avoided. How to organise and carry out a first class renovation project - even if you can’t knock a nail into a plank of wood. You’re going to be amazed by how cheaply, seemingly expensive work can be carried out. And - what do you do with your property once renovated? We explain how to decide on the best course of action.

In lesson 5
,
we’ll be looking at the secrets of property marketing. Did you ever wonder why some properties sell straight away, while others languish for months? It’s invariably down to marketing and presentation.

By presenting and marketing your properties effectively, you’ll maximise your selling price and minimise the time your properties are on the market. Think your estate agent knows about this? Think again! Incidentally, this one lesson is worth 10 times the price of the whole course to anyone trying to sell their own property!

That’s just the first 5 lessons
. I don’t want us to get too far ahead of ourselves, but later in the course, you’ll be learning the secrets of profitable renting and letting, how to become a professional letting agent, how to take advantage of enterprise zone and grant opportunities, the ins and outs of planning permission and building regulations, how to engage and organise trades people, the secrets of making profitable investments in overseas property...and much, much more.

Don’t worry if some of this sounds a little daunting.

It’s all presented in clear, concise laymans language...without any assumption of prior knowledge.
